Ghaziabad's 'premium' amenities are mostly for show

I'm upgrading from my 2BHK to a 3BHK/villa, looking at Jain Homes 02. Builders overpromise, then underdeliver on actual usability and maintenance. Brochures show lavish clubhouses and pools, but are they truly well-maintained, useful daily? My current society's gym is often broken, pool rarely clean. We pay high charges for 'extras' not used.
