Ghost amenities and your ROI in Noida Ext

Budget finalised, loan pre-approved — now stuck on which project. I'm looking at Wegmans Signature Tower. As an investor, I know builders oversell amenities. Does the clubhouse and sports facility there actually get used or is it mostly empty? Matlab, kya tenant attraction ya resale value pe farak padta hai from these expensive facilities? My concern is maintenance cost vs real utility.
