Spent the whole Sunday checking out options in Sector 89. Goyal Luxury Floors dekha, but ek badi frustration hai. Kids ke liye 3BHK chahiye, unke future ka sawal hai. Suna hai wahan investor ratio bohot high hai. Kya actual families rehti hain ya mostly khali units hain? End-user ke liye sahi hai kya?

End-user ke liye living experience bahut kharab ho jaati hai. Goyal Estate Agency ka 'Total projects: 0' dekh kar toh aur darr lagta hai. Kids ke liye toh community life bhi important hoti hai, jo ghost buildings mein nahi milti.
Investor ratio high hai toh samajh jao. But Goyal Estate Agency ka koi previous project bhi toh nahi hai. RERA mein registered hai kya? Aur price kya quote kar rahe hain Sector 89 mein? Itne high stakes pe bina experience ke builder pe bharosa karna mushkil hai.
Agar log hi nahi rahenge toh amenities aur maintenance ka kya hoga? Society funds bhi toh kam collect honge.

Faridabad market mein abhi supply kaafi hai, aur aise projects mein jahan investor sentiment high ho, end-user ko avoid hi karna chahiye. Current market conditions mein demand real families se zyada investors se aati hai, aur phir wahi ghost city ban jaata hai.

Totally agree, bhai. Investor-heavy projects mein resale value bhi down ho jaati hai. Budget mein bhi dikkat aati hai baad mein.
