Last month I visited Gitanjali Apartments, and honestly, I'm not convinced about the ROI. Everyone glorifies this project, but real rental yield kitna hai? Lagta hai investor ratio zyada hai, end-users kam. Ghost society toh nahi ban jayegi? Capital appreciation bhi kitna milega ab? Change my mind.

This is why due diligence is so important, especially in the current Delhi NCR market. Prices are high, but actual quality projects with clear titles are hard to find. Don't just go by marketing brochures. Always check RERA, builder's past projects, and talk to existing residents if possible. For first-time buyers, it's a minefield out there.
Sahi kaha aapne. So, what's the best way to verify a builder's track record without getting scammed by agents? Any specific websites or steps we should follow beyond RERA?
Totally agree. I'm so scared of making a wrong decision. My life savings are at stake. Every day I feel like I'm about to get scammed.
U3 is absolutely right. Gitanjali Apartments never actually got off the ground. It was announced years ago, money was taken from some initial bookings, but then land acquisition issues hit badly. RERA status shows 'Project Cancelled' with 0 units constructed. So ROI ki baat hi nahi hai, bhai, project hi exist nahi karta.
Happened to me too with a project in Alaknanda. They kept marketing it for months even after the builder quietly pulled out. It's so misleading for first-time buyers like us who don't know all the RERA details and just trust what agents tell us.
What?! Cancelled? And people are still talking about ROI? This is insane! How can they even market something that doesn't exist?

Exactly my fear! My cousin invested in a project near Anand Vihar years back, same story – high promises, but builder just took the money and ran. Now it's just a barren plot. We need to be super careful, especially us first-timers. Is Gitanjali even RERA registered properly? These 'ghost society' talks give me chills.
Wait, completed? I thought this project was scrapped years ago. My agent told me there were some land issues and they never even started construction properly. Which Gitanjali are you talking about, are we thinking of the same one?
Totally agree! I also heard mixed reviews. ROI seems too good to be true, especially for a completed project. As a first-time buyer, this kind of uncertainty is really scary.
