U5, I tried checking RERA for Gitanjali Apartments. There are multiple complaints filed against the builder for other projects, mostly related to delays and poor quality. For Gitanjali specifically, it's tricky because of that '0 units' thing. It feels like they finished the structure but couldn't sell or get OC due to underlying issues, so no one really *took* possession to complain about post-possession service. I've heard similar abandonment stories from projects near Alaknanda too. It's a huge red flag if you ask me.
My cousin booked a flat near Anand Vihar, different builder, but similar issues. Initially, everything looked fine, but within 6 months of moving in, seepage started from the bathroom wall. It became a huge hassle to get the builder to fix it, and they kept delaying. Eventually, he had to spend from his own pocket. So, Gitanjali ka issue sunke, I'd say be extra careful, especially if they have a reputation for it.

Yaar, Gitanjali Apartments? Suna toh maine bhi hai, but '0 units' ka kya matlab hai if it's completed? Kisine possession liya bhi hai kya wahan? Ya bas structure khada karke chhod diya hai?

U2, as far as I know, they completed construction but very few people actually took possession because of legal disputes and quality concerns. That's why the '0 units' might be misleading, it's more like '0 *occupied* units' if you ask me. I saw some reports about it last year.
Bhai, you're not alone. Gitanjali Apartments ka naam sunte hi darr lagta hai. Mere ek friend ne wahan invest karne ka socha tha, but site visit pe walls mein hairline cracks dikhe. Builder sales team toh bolti hai 'minor settlement', but for a first-time buyer like us, ye sab bahut tension deta hai. Resale value ka kya hoga agar starting se hi itni issues hain? Especially with the current market in Delhi, every penny counts.
