Global City ya Dwarka Expressway projects ka timeline reliable hai?

Since last year, we've been looking for a smaller flat in Gurugram, ab kids bhi move out ho gaye hain. Don't need such a big place anymore. My priority is a manageable 2/3BHK with good society, elevator, low maintenance cost, aur hospital proximity. Thinking around Hero Honda Chowk vicinity. I'm seeing a lot of buzz about Global City and the final push for Dwarka Expressway. Builders like DLF and Emaar are quoting high. But infra projects ka timeline kitna realistic hai? Kya Global City jaise IT park developments truly drive property value for end-users, ya it's just builder marketing? Construction delays ka tension bahut hai. What's your experience with these timelines? Should I trust these project completion dates for areas near these projects?
