Global Flora Avenue 33: Is it just brochure hype?

Global Flora Avenue 33 Phase II — everyone glorifies this project on paper, but I'm fed up of renting and want a real home, not just an investment. My main concern hai ki is it actually liveable? Brochure mein sab sahi lagta hai, but carpet area efficiency ka kya scene hai? Matlab, they show big numbers but andar se kitna usable space milta hai? Neighbours se suna hai ki actual floor plans thode cramped lagte hain. Schools, hospitals toh theek hain, but daily noise levels aur air quality ka kya haal hai wahan? Society ka vibe kaisa hai, friendly or isolated? I'm thinking ki it's just another project that looks good on paper, but daily life mein it'll be a struggle. Change my mind. Disagree? Tell me why.
