Since last year, I'm thinking of GLS Avenue 81. Investor perspective se, capital appreciation kaisa hai? Builder ka delivery track record kya hai? Resale market mein liquidity sahi hai kya? Need advice.

Bhai, market bohot volatile hai abhi. Mera ek friend ne Baliawas mein ek project liya tha 3 saal pehle, socha tha double ho jaayega. Abhi tak ROI kuch khaas nahi mila. GLS Avenue 81 mein 820 units hain, itni units ka resale market mein liquidity maintain karna mushkil ho sakta hai. Budget ₹45-87L mein toh aur options bhi dekhne chahiye.
U6, haan, possession date toh wahi 2025-10-01 hai as per RERA GGM/724/456/2023/68. Status ONGOING dikha raha hai. Builder ka past record dekhna important hai, sometimes dates shift ho jaati hain, especially for projects near Baharampur Naya.
Sahi baat hai! But 2025-10-01 ki possession date realistic lag rahi hai kya? Builder ne pehle bhi dates extend ki hain kya?
Mujhe toh GLS Avenue 81 ka potential high lag raha hai. Gurugram mein abhi affordable housing options kam hain, aur ye ₹45 L se shuru ho raha hai. Iska RERA number GGM/724/456/2023/68 hai, aur dusra GGM/442/174/2021/10. Ongoing project hai, 2025-10-01 tak possession date hai. Agar time pe delivery ho gayi toh capital appreciation achhi mil sakti hai. Especially Badshahpur ke paas, development tez ho rahi hai.
Yaar, GLS Avenue 81 ka naam sunn ke thoda darr lagta hai. Price range ₹45 L – ₹87 L dikha raha hai, but builder ka track record kaisa hai? Pehle bhi delays sunne hain. Capital appreciation toh tab hogi jab project time pe complete ho na?
Arey, but location wise toh bahut sahi lag raha hai. Near Airport Road extension, future mein value badhegi pakka. Par liquidity ka kya scene hai in projects mein, easily sell ho jaata hai kya?
Exactly! Meri ek friend ne bhi ek GLS project mein invest kiya tha, abhi tak possession nahi mila. Builder pe thoda doubt hai.
