Most brochures for Greater Noida projects are pure fantasy, honestly. I'm looking at places like Avj Heightss for my first home, but my parents keep saying builders just tick boxes. Kids' play areas look great on paper, but are they actually safe and usable daily? Aur elevators ka kya? Are they constantly breaking down, ya maintenance response time kaafi slow hai? Builder show reel mein sab acha lagta hai, but post-possession ka kya scene hai with these basic amenities? I'm worried about high maintenance charges for ghost facilities. Any real experiences?

Bhai, you've hit the nail on the head. My cousin bought in a project nearby, not Avj Heightss, but same story. The swimming pool was always 'under maintenance' for the first two years, and the club house was just a shell. Builders promise the moon, but once possession is done, it's a constant struggle with the RWA to get things fixed. Aur yeh high maintenance charges ka toh alag hi headache hai. Budget-conscious buyers like us ko toh double sochna padta hai. Make sure you check the RWA's financial health, that's crucial.
Totally agree with the original post! Builder brochures are like those highly filtered Instagram photos. I'm also looking for my first home, and every site visit shows something different from the glossy pamphlet. Kids' play area, gym, club house... sab marketing hype lagta hai. My biggest fear is paying high maintenance for facilities that are either broken or never fully functional. Avj Heightss ka naam toh suna hai, but yeh amenities ka doubt hamesha rehta hai.
