While it's true builders add these charges and it feels like a trick, some of them like GST, stamp duty, registration are government mandated and unavoidable. The PLC and club charges are usually mentioned in the fine print of the booking form, though not highlighted. It's partly on us to read carefully, but builders definitely exploit the lack of transparency. But yes, Gurgaon market mein prices have been on an upward trend, so builders feel they can get away with it, and demand is still high for good projects.
Exactly what happened to me with a project in Badshahpur a few years back. The initial quote was for 1.8 Cr but by the time all charges were added, stamp duty, registration, and all the 'hidden' fees, it touched 2.1 Cr. It's a rude shock for first-time buyers who don't factor these in, thinking the brochure price is the final one. Always ask for an all-inclusive cost sheet upfront, mentioning EVERY single charge.
But Godrej 103 ka possession date kya hai? Aur RERA number check kiya kya? Builders often delay, especially with ongoing projects, and then these extra charges seem even more unfair. Is this one ongoing or near completion, as per their current status?
2029? That's quite far away for an ongoing project. A lot can change in terms of costs and market conditions by then. I'd be wary of such a long timeline for possession.
Project is ONGOING. RERA number is GM/846/578/2024/73 DATED 01.07.2024. Possession date is listed as 2029-01-01.
Yaar, this is the standard trick, not just Godrej 103. I looked at a project near Airport Road last year, same story. Brochure price looks attractive but then GST, IDC, EDC, PLC, club, car parking, power backup... sab add ho jaata hai. Total cost is always 15-20% higher than what they initially quote. It's frustrating for first-time buyers like us.
Visited Godrej 103 today. Brochure price vs total cost, big difference! PLC, club charges, IFMS, maintenance advance... sab add ho gaya. Already have a home loan sanctioned, but this extra bit is a shocker. Is this hidden charges issue normal for Gurgaon projects? Anyone else faced this with Godrej specifically?
Yeh toh har jagah ka funda hai, especially in prime areas. Which specific tower did you check out in Godrej 103? Aur kitna difference aa raha hai brochure price aur final cost mein approximately?
Godrej ka toh yehi scene hai. Bahut hidden costs hote hain. They make the base price attractive but then pile on the extras.
Haan bhai, same experience. Builders always keep some things 'hidden' till the last moment. Totally agree.
