Godrej Air Phase IV Sohna: Amenities reality check?

Did a site visit to Godrej Air Phase IV in Sohna last weekend and honestly, brochures are one thing, ground reality kuch aur hi hai. I work in real estate, but buying for myself is different, I know what builders don't tell you. They promise a lot of fancy amenities – clubhouse, sports facilities, green areas. But kya yeh sab actually deliver hota hai at possession? Ya just on paper reh jaata hai? For an investor, I'm thinking long-term about tenant attraction and resale value. Koi point hai itna premium dene ka if the amenities are just 'ghost facilities' a few years down the line, ya fir maintenance bhi theek se nahi hoti? Also, maintenance charges. Are they justified for the actual service quality you get? Builders quote high figures, but is the upkeep proper? Does it impact your ROI? Need some honest opinions, off the record.
