Godrej Air Sohna: Maintenance charges making me rethink?

₹8000 maintenance for a 2BHK in Sohna, like Godrej Air Phase IV, feels quite high. My calculation suggests this really eats into rental yields. From my experience, tenants also shy away from such charges. Are the clubhouse and other facilities actually used enough to justify this, ya just ghost facilities? What's the maintenance vs. service quality reality for others here?
