Godrej Arden Sec 79: Price vs. Value for Money?
Kya aap logon ko lagta hai Godrej Arden Sector 79, Noida mein price justified hai? Maine sample flat ka video dekha, looks premium but luxury tag ke saath price bhi high hoga, I'm guessing. Connectivity to theek hai Noida Expressway se, but itna premium worth it hai kya? Noida mein aur bhi options hain. What's your take on its value for money?

The sample flat looks amazing, no doubt. But that's usually the case, right? I'm more worried about the actual quality of construction and amenities delivered, especially with such a long wait till 2030. Has anyone here bought from Godrej Properties before, in Noida or elsewhere? What was your experience with their delivery and post-possession service?
U9, my uncle booked a flat with Godrej in Bangalore a few years back. The possession was delayed by almost a year, but the quality was good. They compensated for the delay. So, builder reputation helps, but delays are still a possibility, especially with large projects like this one with 956 units.
I think the 'luxury tag' is what's driving up the cost. For a first-time buyer, maybe a more mid-segment project would be better? You can get a decent 3BHK for much less in other sectors. Plus, the current interest rates are already high, adding such a large principal amount makes EMIs crazy.
Value for money comes down to what you prioritize. For a first-time buyer, security and timely possession are key. Godrej Properties is a big builder from Mumbai, so that's a plus. But 956 units are a lot, sometimes managing such a large project gets tricky. Have you guys checked any other projects in Sector 150 or even further down near Ajayabpur? Prices might be better there.
I agree with U5. I recently visited a project near Alistonia Estate and while it wasn't Godrej, the prices were much more reasonable. The amenities at Arden look great, but are they really that much better than what others offer at half the price? We need to compare apples to apples, not just brand name.
U5, you're right about the possession date. 2030 is really long. I'm hesitant because the market can change so much. What if property values don't appreciate as expected in that time? Plus, rent for 6 years is also a big cost on top of EMIs. It's a tough call.
Honestly, the prices are scaring me. ₹2.3 Cr se ₹4.4 Cr for a first home? That's a huge commitment. I'm also looking for a place in Noida, but this seems way out of my budget even with a good loan. Is it really worth stretching so much?
Yaar, if you want something premium, you have to pay the price. Godrej is a big name, established since 1990. They have a good reputation for quality, usually. For a first home, it's a big decision, but sometimes paying more upfront saves headaches later. My cousin bought in Alpha I Greater Noida years ago and faced so many delays.
Exactly! U2, I was thinking the same thing. I saw their RERA number UPRERAPRJ110163/08/2025, so at least it's registered, but the possession date is 2030-05-15. That's so far away. Is it wise to block so much money for something that's 6 years out?
