Is Godrej Astra's current pricing already reflecting most of its future appreciation? I'm fed up of renting, landlord raised rent again, so finally taking the plunge. This project looks solid but ₹10 Cr+ is a big amount. I'm trying to figure out if there's any hidden way to gauge real capital appreciation potential for luxury projects like this, beyond just brochure claims. Matlab, actual rental yield kya expect karein, and exit strategy ke liye resale market kitna liquid hai? Koi tricks to find real info on investor vs end-user ratio?

I almost bought into a similar luxury project near Badshahpur a few years back. The appreciation was good initially, but then it plateaued. What worries me here is the possession date – 2031 October! That's like 7 years away. So much can change in 7 years. My friend bought a Godrej property in another city, and even they faced minor delays. Just be prepared for the
Yaar, but Godrej is a big name. Unka quality aur delivery usually on point hoti hai. Maybe that's why the premium? For luxury, I think you have to pay. RERA number bhi hai: RC/REP/HARERA/GGM/883/615/2024/110. This gives some peace of mind.
Bhai, exactly my thoughts! ₹10 Cr+ for a project that delivers in 2031? Gurugram mein abhi market thoda volatile lag raha hai. I heard from a broker ki Airport Road ke paas waale projects mein bhi ab appreciation slow ho gayi hai. Kya sach mein itna wait worth it hai?
Totally agree with your point about the wait time. My worry is the opportunity cost. That ₹10 Cr could be invested elsewhere for 7 years and probably give better returns with less headache. Plus, maintenance charges will be crazy for a luxury project. Is the capital appreciation really going to cover all that?
Haan bhai, absolutely. Long wait for 2031 is a big risk, especially at this price point.

Any advice on how to really assess this would be super helpful.
