Godrej Astra's premium price isn't justified for family living.
Did a site visit to Godrej Astra last weekend, sample flat was stunning but the price tag is seriously steep. I'm currently in a 2BHK in Sector 57, thinking of upgrading to a 3BHK there. Is the ₹10Cr+ really justified for daily living, or is it just good on paper? Beyond the brochure, what are the actual maintenance charges residents pay monthly? And for families, what's the neighbourhood school situation like for kids? Honestly, not sure if the premium is worth it long-term.

I've seen so many projects in this range, especially along the new Airport Road stretch. They lure you with lavish sample flats, but then the hidden costs start piling up – EDC/IDC, club membership, parking, IFMS charges. By the time you get the final quote, it's often 10-15% higher than what they initially tell you. Make sure you get a detailed breakdown of everything, otherwise, that ₹10 Cr+ will become even more.
Absolutely! Builders always have those
Godrej ka naam toh hai, quality bhi achhi hoti hai generally. But even for them, this price point for Astra seems very ambitious, especially for someone looking for a family home rather than just an investment. It pushes it out of reach for most first-time buyers.
My thoughts exactly, U1! The prices are just astronomical. And the possession date of 2031-10-01? That's almost 8 years away! For a first-time buyer like me, it feels like an eternity to wait for something so expensive.
Long possession dates are a huge red flag, yaar. I had friends who booked in a project near Badshahpur with a similar timeline, and it just got delayed endlessly. Builders ne phir se date extend kar diya lol. Possession mila kya, abhi tak nahi! Be very careful.
2031? Bhai, tab tak toh bohot kuch change ho jayega. Interest rates bhi upar-neeche hote rahenge, aur construction delays ka darr alag.

Look, Godrej is a premium brand, no doubt about the quality and amenities they promise. The location, if it's near the Airport Road extension, definitely has potential for appreciation in the long run. But for family living, that 2031 possession date is a massive wait, and ₹10 Cr+ is a huge investment upfront. You really need to weigh the opportunity cost of that money for such a long period. For daily life, the infrastructure around new projects takes time to catch up.
Totally agree with U1! ₹10 Cr+ for a first-time buyer is just insane. Current market mein itna daalna risky hai, especially for a first home.
Bhai, Godrej Astra ka price sunke toh dil baith gaya. Maintenance charges for such high-end projects in Gurgaon usually hover around ₹15-20 per sqft per month, which adds up to a hefty sum. As for schools, most new developments on the outskirts struggle initially. You'll likely need to factor in travel to established schools in sectors like 49, 50, or even further towards Golf Course Road for now.
