While the concerns about amenities and delays are valid, Godrej does have a reputation, even if it's not perfect. The location and potential for growth might be good in the long run. But for a first-time buyer, an upcoming project with a 2031 possession date is a massive gamble. The price range is also steep. What about the resale value in 10-12 years? Will it appreciate enough to justify the current premium and the wait?
My biggest fear is getting stuck with a project that keeps delaying. I was so close to booking a flat two years ago based on beautiful renderings, but luckily I backed out. Now, seeing Godrej Aveline's 2031 possession date, it just triggers all those anxieties again. What if the project gets delayed by 2-3 years? Who compensates us for rent and EMI? This is a huge investment, and I don't want to regret it. It's so hard to trust builders these days.
U7, I checked, the RERA number PRM/KA/RERA/1251/309/PR/020326/008501 is legit and active. But RERA registration just means they are compliant, it doesn't guarantee timely delivery or amenity quality. Many RERA registered projects still face significant delays. Always read the fine print in the agreement.
Sahi baat hai yaar! Delays are the worst. Does the agreement have strong penalty clauses for builder delays, or is it just a formality?

Adigara Kallahalli mein toh shayad mil jaye, but check smaller builders. Godrej ke prices always on the higher side rehte hain.
U4, the current Bengaluru market is indeed very competitive, especially for reputed builders. But for Godrej Aveline, since it's upcoming, the pricing includes a premium for the brand and future appreciation. Honestly, for ₹2.5 Cr, you might find some decent 2BHKs in peripheral areas like Akshayanagar, but maybe not from a brand like Godrej. It's a tough call.
Totally agree with the original post! Godrej Aveline ke brochures mein jo dikhate hain, woh real life mein milta hai kya? Especially the clubhouse. I've seen so many projects where the 'world-class amenities' end up being a dusty room with a broken treadmill. For ₹2.5 Cr minimum, we deserve better than just fancy pictures.
U2, you're right. My friend booked in another Godrej project near Aavalahalli a few years back. They promised a swimming pool and a multi-sport court. Possession ke time tak, pool ka kaam half-finished tha aur court toh bas ek concrete slab thi. Maintenance charges toh poore lete hain, but service quality is a big question mark. Don't fall for the glossy brochures.
Bhai, exactly! And it's an UPCOMING project, possession date 2031-03-01 hai. Itni lambi waitlist mein toh pata nahi kya-kya changes ho jayenge. Bahut darr lag raha hai.
