Godrej Crown: Greater Noida ROI acha milega kya?

Came across this video on Godrej Crown Residences, Greater Noida. Looks like their last phase launch, right? They're offering 3 & 4 BHK near the golf course. I'm really thinking about the investment side here. Is Greater Noida's growth potential strong enough for good appreciation? And rental yield for these premium 3/4 BHKs, kya lagta hai? Pricing must be high, but is it justified for long-term returns? Any thoughts on the location advantage near Pari Chowk and upcoming infra? Would love to hear your opinions on this project ka ROI.
