Saw this video on Godrej Golf Links in Greater Noida. Premium villas sound nice, but are they really worth it? The video mentions it's a 'premium luxury' segment, but the prices must be pretty high for that area. I'm wondering if the investment potential is actually there, or if flats are still a better bet. Anyone have any thoughts on the value proposition here? What's the general opinion?

My cousin booked a villa in a similar project last year. Builder ne phir se date extend kar diya lol. Now he's fighting with them. Be warned!
What's the price per square foot they're quoting? Compare it to other villas in the area. Don't just go by the 'luxury' tag.

I'm more interested in the construction quality. Godrej is a good brand, but even they can cut corners sometimes. Has anyone visited the site and seen the sample villas?
Flat better hai. Less headache, easy to rent out. Villas are just for show-off, in my opinion.
Sector 150 mein rates are climbing. Is this project in Sector 150? That could justify the price somewhat.
Mera ek dost ne 2 years pehle Jaypee Greens mein villa liya tha. Abhi tak ro raha hai. Maintenance is insane and finding tenants is a pain. Be careful!

I agree with U1. Villas are tempting, but the maintenance charges will kill you. And resale value ka kya scene hai in that area? Anyone has experience selling a villa in Greater Noida West?
Resale mein toh flats hi better hote hain, especially 2-3 BHKs. Villas take longer to sell and you don't always get the price you want.
