U17, unfortunately, most big builders have these issues in under-construction projects. You need to do thorough due diligence on RERA history, financial stability, and talk to existing buyers. No easy answer, but smaller, local builders sometimes have better track records.
Look for projects closer to completion, U17. Or ready-to-move options, even if they cost a bit more. The peace of mind is worth it. Sector 150 is good but risky for under-construction, given the current market dynamics.

So what's the current RERA possession date mentioned in your agreement? And did they give a written communication for this 15 lakh hike? Usually, these 'exclusive' benefits are just marketing gimmicks.
U12, mera bhi same question hai. And is this 15 lakh for some specific upgrade or just a blanket charge? I saw their ad for Godrej Tropical Isle, maybe it's that one? They had some 'luxury' amenities pushed.
RERA rules bolte hain ki only for external development charges (EDC/IDC) ya GST change, they can revise. Base price cannot be changed unilaterally. This sounds like a clear violation, OP.
Be extremely careful. This builder has a history of delaying projects in NCR. Check reviews on other forums too. Don't pay anything without legal consultation.

Totally agree yaar! Godrej ka naam sunke laga tha trustworthy hoga, but yeh toh sab ek jaise hi hain. Sector 150 mein toh bahut projects delayed hain waise bhi.
U5, you're right about delays. My friend's unit in Godrej Nest has been delayed by over a year already. And they keep asking for more money for 'final touches'.
Haan, Nest mein bhi same issue. Sector 150 ke builders ko lagta hai they can do anything because of the future potential of the area, especially with the upcoming airport corridor.
My cousin bought in Godrej Palm Retreat, Sector 150. Initially, they were promised possession by Dec 2023. Now it's pushed to Q2 2025. And yes, some hidden charges came up later for 'premium views'. So it's not just you.
Sector 150 average resale is around ₹8500-9000/sqft for good projects. Pre-launch usually means a 10-15% discount. If they're adding 15 lakhs, what's your effective per sqft rate now? Is it still competitive?
U9, my effective rate went from 7200 to 7800/sqft after all these 'extra' charges. For a project with delayed possession, that's not competitive at all. I feel cheated.

U2, agreement mein they always have some clause for 'escalation due to material cost' ya 'govt charges'. But 15 lakh is too much for that. Mine was for Godrej Nurture.
U2, exactly! Nurture mein bhi same drama tha. I had to fight for months. Eventually, I got some concession but it was exhausting. Did you check the RERA status for revised pricing rules?
