Godrej properties main bhi hidden charges ka scene hai. I'm checking out projects in Sector 150 and Noida Extension, like ATS aur Gaursons. I know builder marketing, but possession ke time pe maintenance deposits, PLC jaise charges, woh unexpected lagte hain. Kya in builders ke saath yeh common hai? Construction quality pe bhi input chahiye, especially post-possession.

Construction quality ka issue toh Godrej mein bhi aa raha hai aajkal, especially post-possession. Mera ek friend hai jiska flat Sector 150 mein hai, usne bataya ki seepage aur lift breakdown jaise problems aane lage hain within a year. Gaursons ka toh pehle se pata tha, but Godrej se expect nahi kiya tha. Kya yeh sirf isolated cases hain ya widespread problem hai?
Construction quality post-possession is a huge red flag across many builders, not just Godrej. The issue is usually with the finishing and plumbing/electrical work, rather than structural. Before possession, get a professional inspection done. There are agencies that do this. It might cost you 10-15k, but it can save you lakhs in future repairs. Also, keep photographic
U5, you're right. Godrej ka naam sunke lagta hai quality guarantee hai, but my cousin faced issues with plumbing and electrical wiring in their Alpha II project. Builder ne initial mein toh suni, but baad mein maintenance team ne haath khade kar diye. It's not just isolated.
Hidden charges toh common problem hai, especially with premium builders trying to maintain their 'brand image' while cutting corners. Current market conditions mein demand thodi slow hai, toh builders sales push ke liye initial prices low rakhte hain. But jab possession paas aata hai, then they recover through these 'additional' costs like maintenance advance for 2 years, electricity infrastructure charges, IFMS. Even for projects in Alistonia Estate, maine suna hai same issues. Be very careful and read the fine print, better yet, get a lawyer to review.
Yeh Godrej aur ATS ka RERA agreement mein kya mention hota hai in charges ke baare mein? Ya yeh sab possession ke time pe surprise dete hain? Koi bata sakta hai ki RERA isko kaise handle karta hai, especially for projects like in Noida Extension?
Haan, U3, RERA Act ke under builder ko clearly mention karna chahiye saare charges. But they play with words like 'provisional' or 'subject to actuals'. Mere saath bhi aisa hi hua tha jab Noida Extension mein ek project ka agreement sign kar raha tha. End mein 2 lakh extra dene pade IFMS aur power backup setup ke naam pe.
RERA agreement mein usually saare charges detailed hote hain, but builder usko itna complex bana deta hai ki normal buyer ko samajh nahi aata. Lawyers help karte hain.
Bhai, ATS ke saath mera experience kuch khaas nahi raha. Jab Alpha I Greater Noida mein ek flat dekha tha, toh initially price bohot attractive laga. But jab break-up aaya toh parking, club membership, PLC sab add kar diya. Itna difference tha ki budget hil gaya. Gaursons ka bhi suna hai same scene hai.
Totally relate! Godrej ka naam sunke laga tha transparency hogi, but yeh hidden charges toh har jagah ka funda ban gaya hai. Scared for my booking in Sector 150.
