Godrej Serenity Sohna: My resale liquidity fears
Two years ago I'd have laughed at these prices, but now I'm seriously considering Godrej Serenity Sohna for investment. I work in real estate, so I know the marketing spin. Buying for myself is different, yaar. Everyone talks about Sohna's 'future potential' but no one discusses the actual resale market. Is it just paper appreciation for investors? Builders don't tell you the real investor-to-end-user ratio. High investor ratio means low liquidity later, no? Ghost society ban jayegi kya? Pre-launch mein jo rates the, abhi kaafi upar hain. But will it hold in the secondary market? What's the realistic resale value after 5 years? I'm worried about finding a buyer then. Is the capital appreciation sustainable or just hype? Change my mind, Gurugram experts. Am I overthinking the exit strategy?

Bhai, you're not overthinking at all! This 'future potential' ka chakkar is exactly what worries me. I've seen so many projects in areas like Baharampur Naya where initial investors just dump properties at throwaway prices because there are no end-users. Ghost society banne ka darr bilkul real hai.
Totally agree! My friend bought near Baliawas and is struggling to rent it out. Resale toh door ki baat hai.
