Godrej Tropical Isle: Is ₹14k/sqft Justified?
Watched a video on Godrej Tropical Isle in Noida. They showed launch prices were around ₹13,000-₹14,500 per sq. ft., and now there's already a ₹500-₹1,000 premium. Delivery is slated for Dec 2028. Mujhe lagta hai itna high price thoda jyada hai for an under-construction project, especially with that railway line near Sector 146. Kya aapko lagta hai yeh price justified hai for the value, ya phir wait karna chahiye?

I spoke to a broker, he was pushing it hard. Said the premium is because of the 'tropical' theme and amenities. But honestly, for ₹14k/sqft, I expect a lot more than just a theme. Is it really worth stretching my budget this much?
Brokers will always push. I'd say wait. Noida market mein abhi bhi thoda correction expected hai. Maybe look at sectors around Alpha II, you might find better deals there with less risk of delays.
Amenities are good, no doubt. But the railway line is a major concern. Noise pollution can be a real headache, especially if you're working from home. Have you checked if they have any soundproofing solutions?
My friend booked in a different Godrej project a few years back. They faced some delays, but eventually got possession. So builder reliability is there. But for Tropical Isle, 700 units are a lot. Competition for resale might be high later.

Exactly! UPRERAPRJ303390 is the RERA number, I checked too. 2030 is too far away for such a high price. Noida mein aur bhi options hain, especially near Alpha I Greater Noida, jo thode established hain.
