posted on 12 MayGodrej Zenith investors: Delivery timeline real talk?
Did a site visit to Godrej Zenith last week. Construction pace thoda slow laga for an ongoing project. Considering Godrej ka past delivery track record, I'm genuinely concerned about potential delays. What's the community's view on their current timeline commitments? Is this under-construction risk something we should factor heavily into our exit strategy, especially for capital appreciation in 5-7 years? Has anyone faced significant possession delays with Godrej ke projects?

It's always a tough call with under-construction projects, especially for first-time buyers. While Godrej is a well-known name, past experiences do cast a shadow. The long possession date of 2030-12-01 and the high price range (₹1.8 Cr – ₹6.6 Cr) add to the risk profile. My advice would be to thoroughly check their RERA filings for project progress updates and talk to existing buyers in their other projects. Don't just rely on sales pitches. Exit strategy is important, but for capital appreciation in 5-7 years, a ready-to-move-in property or a project with a much shorter delivery timeline might be less risky.
Can anyone confirm the exact location of Godrej Zenith? Is it near Airport Road (Gurgaon side) or a bit further? Connectivity is a huge factor for me, especially since the possession is so far out. Don't want to get stuck in a remote area.
The possession date of 2030-12-01 is almost 6.5 years away from now. For an ongoing project, that seems like a very long timeline, which already bakes in some buffer for delays. And the price range is ₹1.8 Cr – ₹6.6 Cr. Is this price justified for such a long waiting period? What if the market corrects in between? Capital appreciation for 5-7 years seems risky with such a long-dated possession.
₹1.8 Cr for a flat that you'll get in 2030? That's insane. Bahut zyada risk hai.
Exactly, U8! The Gurugram market is hot right now, but who knows what 2030 will look like? Plus, interest rates are also high. Paying EMIs for 6+ years for an under-construction property is a big commitment. We need more clarity on their construction milestones.
Dekho, Godrej is a big brand. Thoda bahut delay toh har builder karta hai aajkal. But they usually deliver, maybe a few months here or there. For a project of this scale (1357 units!), construction will naturally take time. Don't panic so much.
Sahi baat hai! Builders ke liye 'few months' hamare liye 'life savings' ka sawaal hai.
U5, 'thoda bahut delay' can mean years for us, especially when we're paying EMIs. My uncle booked a flat in Badshahpur with another reputed builder, and it got delayed by almost 3 years. That's a huge financial and mental burden. So, U1's concern is valid. We need to be realistic about these timelines.

Haan, U3, RERA number is GGM/799/531/2024/26 DATED 18.03.2024. And the official possession date is 2030-12-01. But even with RERA, builders sometimes find loopholes. 2030 is already so far, if it gets delayed further, it's a huge problem for first-time buyers like us.
Same pinch! Main bhi nervous hoon. Iska RERA number aur possession date confirm hai na? Kahin baad mein change na ho jaye.
Totally agree with your concern, bhai. Godrej ka naam bada hai but delivery mein kaafi issues sune hain. Mere ek friend ka Godrej project Noida mein 2 saal late ho gaya tha. Yahan pe bhi wahi scene lag raha hai kya?
