Why does everyone glorify going direct to builders? I'm fed up of renting and want the best deal on a 3BHK in Old Gurgaon. My broker just got me a killer M3M pre-launch offer, way better than what the builder website shows. Honestly, their commission seems worth it for the hidden discounts and payment plan flexibility. Change my mind.

OP, what's the per sqft rate they are offering for that M3M pre-launch? Is it in line with current rates for Old Gurgaon or too good to be true? I'm also looking in that area for a 3BHK and getting quotes around 12-14k/sqft. Thoda idea lagega.
U10, be careful with M3M pre-launches. I've heard from some people that their pre-launch projects have had significant delays or changes in layout later. It's good to get a deal, but make sure the terms are crystal clear and linked to RERA. Don't just go by verbal promises. Gurgaon market is hot, but that also means builders can get away with more.
U9, M3M ke projects Old Gurgaon mein usually premium side pe hi hote hain, even pre-launch mein. If you're getting 12-14k/sqft for a good location, it's decent right now. Market thoda upar hai Gurgaon mein, especially for established builders. Brokers sometimes get you a 'launch price' which is essentially an early bird discount, not necessarily a 'hidden discount' that the builder won't offer eventually. But yes, access to it is key.
The point about RERA status is super important. Bhai, koi bhi deal le lo, pehle RERA website pe project ka registration, expected possession date, aur builder ka compliance history check kar lo. My friend booked a flat in a project near Baliawas through a 'killer deal' broker. Builder ne 2 saal tak possession nahi diya, aur RERA mein builder ka status hi pending tha. Broker toh sirf commission leke nikal gaya. So, yes, brokers can be good, but due diligence apni responsibility hai.

Totally agree with you, yaar! Log pata nahi kyun 'direct to builder' mantra japte rehte hain. Maine bhi apna 2BHK sector 83 mein broker ke through hi liya tha. Builder website pe jo price tha, usse easily 7-8% kam mila, plus ek parking slot free. Pre-launch deals mein brokers ka network best hota hai, they know the real rates and inventory.
