Gokhale Tejalkunj No 2— this project keeps coming up for our 3BHK upgrade. Family badh rahi hai, kids ke liye open space bahut important hai. Brochure mein green areas toh mast lagte hain, but meri ek observation hai. Always visit the site during different times of day. Morning mein dekho kitne kids play kar rahe hain. Shaam ko dekho families kitna use karti hain. Sometimes, 'green area' just means grass, not actual usable space. Mera concern yeh hai ki kids ko genuine play area milega ya bas show-off hai? What's your experience with their green spaces, especially for families?

But yes, for 3.0 Cr, especially with current market conditions where prices toh waise hi upar hain, due diligence is extremely important. Check their previous projects' amenities too, if possible.
U5, you hit the nail on the head. My advice is to visit the site not just during different times of day, but also on a weekend afternoon. That's when most families with kids would be out. If you see kids genuinely playing and enjoying, then it's a good sign. I did this for a project in Akurdi, and it helped me differentiate between 'green wash' and actual play areas. Ask the sales rep for the detailed plan of the play equipment too.

Dekho, Gokhale Tejalkunj No 2 ka RERA number P52100045478 hai, which is good, but just having a RERA doesn't guarantee everything. I had a tough experience with another builder in Pune where the brochure showed amazing amenities, including a huge play area, but after possession (which itself got delayed by a year!), it was just a small patch with one swing. Given the 3.0 Cr price tag, you need to be extra careful. Don't go by renders, check the actual construction progress and the layout plans for play areas very, very closely.

U8, that's my biggest fear! My cousin booked a flat in Amanora Park Town, and the builder delayed by almost 1.5 years. Family badh rahi thi, rented flat mein adjust karna mushkil ho gaya. We are also looking at 3.0 Cr projects, and such delays mess up the entire financial planning. So, I'd say, ask for current site pictures or even better, visit on a weekend to see the progress yourself.
U3, your point about RERA is valid. A 2026 possession date can feel far, and builders often delay. Has anyone visited the site recently to check the actual construction status? Are they on track for the June 2026 possession?

Yaar, OP ne bilkul sahi pakda hai. Gokhale Tejalkunj No 2 ka brochure dekh ke toh lagta hai kids paradise hai, but jab site visit kiya, especially afternoons mein, then it felt like the 'green space' is more for aesthetics than actual play. Totally agree with U1! I saw a similar thing with a project near Sinhagad Road. Brochure mein pura garden dikhate hain, but reality mein bas ek chhota sa lawn hota hai jahan ball khelna bhi allow nahi hota. Kids end up playing in the parking lot. For a 3BHK upgrade, space for kids is non-negotiable.
