Golden Nest - 2 site visit: real quality check needed
Visited Golden Nest - 2 last weekend. I'm currently in a 2BHK and thinking of upgrading to a 3BHK there, already have a home loan. Dekha toh floor plan theek laga but construction quality par thoda doubt hai. Log bolte hain initial cracks aur seepage issues aa jaate hain after a year. Is it true for Golden Nest - 2 owners? Aur amenities ka kya scene hai? Brochure mein swimming pool aur gym dikhaya hai, but kya woh actually usable condition mein rehte hain ya bas showpiece? Resale value aur maintenance costs par kitna impact padta hai from these things? Opinions please.

My broker showed me a 3BHK in Golden Nest - 2 for around ₹25 L. It's a 1000 sq ft unit, which is pretty compact for a 3BHK. Given the possession date of 2016, the property is already 8 years old. That means you'll be looking at renovation costs much sooner than a new build. Also, home loan interest rates are high right now. It's a big investment, so look at the total cost, not just the purchase price. Have you checked out any other options in Alpha I Greater Noida?
I'm a current resident of Golden Nest - 2. Yes, there were initial issues with seepage and some electrical work, but the RWA (Resident Welfare Association) has been quite active in getting things resolved. Builder ne initial support toh kam diya, but RWA ne bahut pressure banaya. Amenities are okay, not super luxurious, but usable now after RWA's efforts. The price point of ₹25 L for a 3BHK here is good value, considering how property prices have shot up in Noida in the last few years, especially for ready-to-move-in flats.
U4, thanks for the insider perspective! It's good to know the RWA is active. A strong RWA can make a huge difference. But still, having to rely on RWA for basic builder responsibilities is not ideal. What about the initial cracks, were they superficial or structural?
Humara ek dost Golden Nest - 2 mein rehta hai since 2017. He confirmed the seepage issues. Especially on the top floors during heavy rains. They had to get it fixed multiple times, and the builder's response was very slow. He also said the security is not that great anymore. For a family, these things are non-negotiable. Soch samajh ke decision lena, bhai.

I visited Golden Nest - 2 myself about 6 months ago. The floor plan is decent, I agree. But the common areas looked a bit neglected. The swimming pool looked like it hadn't been cleaned in ages, more like a pond. And the gym equipment seemed old and rusty. For something completed in 2016, you'd expect better upkeep. Maintenance charges kitne hain wahan pe, did you ask?
