I work in real estate, but Golden Park Sohna's amenities are really bugging me. Brochure mein jo amenities dikha rahe hain, like the pool and gym, kitne functional hain? Daily life mein actually use hote hain? Aur maintenance charges kitne aate hain monthly? Is ₹1.52 Cr–₹2.13 Cr mein, genuinely liveable hai ya sirf paper pe accha? Koi hidden expenses toh nahi?

My advice would be to visit the site multiple times, talk to any existing residents if possible, and check the construction quality of the amenities first-hand. Negotiate hard on maintenance charges and try to get a clear breakdown. Sometimes, projects near Airport Road (Gurgaon side) offer similar amenities but with better execution, though at a higher price point. It's a tough call for first-time buyers, weigh the pros and cons carefully.
Hidden expenses are the biggest trap. Stamp duty, registration, IFMS, club membership, electricity meter charges... list goes on. Plus, Sohna mein maintenance charges bhi high hote hain because of the infrastructure. For ₹1.5 Cr, you might find something more developed and ready-to-move in areas like Basai, even if it's slightly older. Don't just look at the base price.
My friend booked in a project near Baliawas a few years back, and it was a similar story. Brochure mein Olympic-size pool aur state-of-the-art gym dikhaya tha. Reality mein, pool was half-built for years, and the gym had 3-4 broken machines. Maintenance charges were still super high because they were charging for 'proposed' amenities. It’s a common tactic. You really need to check if the amenities are actually complete or just on paper. The price range of ₹1.5 Cr – ₹2.1 Cr is too much for such uncertainty.

RERA number is HRERA NO. 89 OF 2022. Possession date Oct 2024 dikha raha hai. But given the current speed of construction, I highly doubt they'll meet it. Most projects in this region are facing delays.
Yaar, you hit the nail on the head! Golden Park ka brochure looks super fancy, but ₹1.5 Cr+ for Sohna? And amenities jo dikhate hain, woh toh bas show-off ke liye hote hain in most projects. Mujhe bhi functionality pe doubt hai. Kahin sirf club house ka shell bana ke chhod na dein. Itna paisa deke bhi agar basic facilities na milein toh kya fayda?
Sahi keh rahe ho. Sohna mein connectivity abhi bhi ek issue hai, unless you work nearby. Maine apne friend ka experience dekha hai Badshahpur ke ek project mein, amenities promised were never fully delivered. Swimming pool was always dirty, gym equipment was old. It's a big risk with these prices. ₹1.5 Cr is a huge amount to invest in a place that's still developing, especially if the builder cuts corners on promised features.
