Been selling flats for six years, but buying for myself on Golf Course Road Mohali is totally different. I know the super area vs carpet area games builders play, but off the record, something feels off here. Quotes are touching ₹1.2 Cr+ for decent 3BHKs, but ground reality dekh ke thoda darr lag raha hai. Sector connectivity roads still look incomplete, and drainage in heavy monsoon seems risky... actually wait, has anyone checked actual OC status on recent towers? Clients ko toh sell kar dete hain, but personal savings lagate hue real risks dikhte hain. What red flags am I missing here?

I don't think there is a simple yes or no here. On paper everything looks shiny with brochures, but unapproved OCs and inexperienced developers can trap your hard-earned money forever. Did you end up confronting your broker about the road access issue, or are you still visiting the site this weekend?

Baliawas side toh alag hi madness chal rahi hai rates ki, but coming to your question, municipal water lines are not fully hooked up on this Mohali stretch yet. Most towers are depending on private tankers or deep borewells which authority has not formally cleared yet. Agar tankers pe depend rehna pada toh maintenance charges ₹6000 plus per month jayenge.
Wait, which project are you checking? The sales rep I spoke to told me it is managed under Hercules Ventures LLP, but when I searched online they have 0 completed projects, literally zero track record. That was my biggest red flag.
They just create new LLPs for every venture to limit liability, standard practice but gives zero peace of mind to buyers like us. Jab 0 projects delivered hain, toh execution risk 100% buyer ka ho jata hai.
