I'm looking at this project in Mohali, ₹10 Cr ke aas paas. The brochure looks amazing, but I'm worried if the amenities like the clubhouse or gym are actually well-maintained and usable. Ya phir bas dikhane ke liye hain? Also, floor plan efficiency kaise hai? Carpet area thoda kam lag raha hai for this price. My parents say it's too much for a first home, but I like the location. Is it worth this price for daily living? And future resale value ka kya scene hai?

A 2009 project means you need to thoroughly check the interiors for wear and tear. Plumbing, electricals, waterproofing... these can be major expenses later.

Carpet area ka issue har jagah hai, builders always show super built-up. ₹9.9 Cr – ₹11.5 Cr is their range, so 10 Cr is mid-range for *that* project. The key is if you like the *feel* of the place and the community. Resale value depends on market conditions, and currently, Gurugram real estate is seeing some correction, but Mohali might be different.
But if it's 2009, then why so expensive? Is there a premium for location or something specific? Aren't older projects supposed to be cheaper than new launches?

Yaar, Golf Link ki possession date 2009 ki hai. It's an old project. Amenities initially achhe hote hain, but maintenance ke issues aate hi hain over time. Plus, resale for such an old project at 10 Cr might be tough if you need to liquidate quickly. I faced similar issues with a project in Badshahpur.
Maintenance charges usually increase with age, that's for sure. For a project with 144 units, it can be a hit or miss. Society management kitna active hai, uss pe depend karta hai. Mere ek cousin ka experience Baharampur Naya mein, initially low the, ab double ho gaye.

Agreed, ₹10 Cr is a huge amount for a first home. But Golf Link is a known name. My friend lives near Airport Road, Gurgaon side, and even there, prices are touching sky. Did you check the actual carpet area vs super built-up?
₹10 Cr for an apartment in Mohali? Bhai, that's insane! For that much, you can get a villa in some parts of Gurgaon.
