The brochures look amazing, but honestly, I'm a bit skeptical. Is it actually good for daily living, ya sirf paper pe accha lagta hai? Matlab, carpet area efficiency kaisi hai? For ₹10 Cr, I expect proper usable space, not just fancy renders. The layouts seem a bit... not sure if practical. What's the society vibe like there? Is it friendly, ya sab apne-apne mein rehte hain? My parents keep saying to check the community before buying, and I had no idea it was so important. Also, for someone working in Cyber City, how's the commute experience from here? Is it a daily struggle, ya manageable? Ab samajh nahi aa raha if it's truly a good place to settle down.

10 Cr for a 2009 project? Bhai, that's too much. Given the possession date (2009-04-01), this is a resale property. You can get much newer properties in that budget or slightly more, with better amenities and modern layouts. Current market conditions in Gurugram favor newer, RERA-compliant projects with better amenities, so think twice before committing to an older one.

Totally agree. For a first-time buyer, an older project might bring unforeseen maintenance costs down the line. Plus, the appreciation might not be as good as a newer, well-located project, especially if you plan to live there for a long time.
Commute to Cyber City from there is okay, not super smooth but manageable. Depends on your office timings. If you leave early, it's fine. But peak hours, it's a crawl near Shankar Chowk. My friend stays in Baharampur Naya and his commute is definitely worse.
Around 45 mins to an hour during peak. Best to use the Rapid Metro if you can, it saves a lot of hassle. Or try carpooling, that helps cut down the stress a bit.

Mujhe bhi laga tha yaar, diagrams mein sab bada dikhta hai, but actual space kam lagti hai. Especially for 10 Cr, ek feeling aani chahiye spacious hone ki. I saw a virtual tour and felt the same about the floor plans.

But guys, remember it's an old project, possession was back in 2009-04-01. Tab ke layouts aise hi hote the, less focus on super-efficient carpet area. Naye projects mein efficiency better hoti hai, but then price bhi aur upar chala jaata hai for similar locations. You need to consider the age.
Exactly! I visited a flat there last month. The living room felt a bit cramped for a 3BHK in that price range. And kitchen space was just okay. My wife immediately said 'no' because of the layout, we were expecting more for the price.
