Budget finalized, loan pre-approved – Govindpuram ke current rates confuse kar rahe hain. I know market ka game, but real price trend kya hai? Last 1-2 saal mein kya hua? Wait karun ya abhi le lun?

Yaar, ye toh sabki kahani hai. But koi actual registration data bata sakta hai kya? RERA website pe jo agreement value hoti hai, woh real hoti hai ya usme bhi undervaluation ka game hota hai? Ghaziabad mein abhi interest rates high hain, toh demand thodi slow honi chahiye na? Phir bhi rates kyu badh rahe hain?
Toh phir OP ne kya decide kiya? Itna confusion hai, I'm also stuck. Wait karu ya abhi invest karun?
High interest rates ka impact hai, but Govindpuram ki connectivity achhi hai. So thoda stable hi rahega. But project to project vary karta hai.
RERA pe jo agreement value hoti hai, woh usually actual transaction price ke kaafi close hoti hai, especially for new bookings. Resale mein thoda upar-neeche ho sakta hai. Last 1-2 saal mein Govindpuram mein prices ne 10-15% jump kiya hai, especially for projects with good connectivity. Demand abhi bhi high hai due to metro and infrastructure development, despite high interest rates.
Main bhi Govindpuram mein hi dekh raha tha pichhle 6 mahine se. Builders ka toh alag hi game hai. Ek project mein, jo Ahinsa Khand 1 ke paas hai, unhone pehle 5500/sqft bola, phir jab loan ki baat aayi toh suddenly 6000 bolne lage citing 'market demand'. Mere ek friend ne 2 saal pehle 4800 mein liya tha, same society mein. Bahut fluctuation hai, samjh nahi aata.
Mere saath bhi hua tha, ek project mein booking amount dene ke baad unhone final offer letter mein rates badha diye. Luckily main nikal gaya. Always get everything in writing before paying a single rupee. Govindpuram mein bahut builders aise karte hain.

Govindpuram mein rates hamesha inflated lagte hain. Builders na, pehle discount dikhate hain phir hidden charges laga dete hain. RERA pe jo price dikhta hai, woh final hota hai kya ya usme bhi jhol hota hai?
RERA price is mostly base price. Usme PLC, EDC, IDC, GST sab add hota hai. Aur Govindpuram mein kai projects toh delivery date bhi miss kar rahe hain. Check any project by XYZ builder, they are notorious for delays.
Haan bhai, hidden charges toh pakka hote hain. Maintenance, club membership, parking... sab ka alag se bill.
