Govindpuram's investment hype won't pay off.

Been checking out 3BHKs in Ghaziabad for months now, especially Govindpuram. I'm currently in a 2BHK in Vaishali, thinking of upgrading. Already have a home loan, so ROI matters. But honestly, Govindpuram ka investment potential sab bas hype lagta hai. Log bolte hain badhiya hai, par resale market ka kya? Mujhe lagta hai future appreciation utna nahi milega, especially if you need to sell fast. Kya faayda itna premium deke? Am I wrong? Disagree? Tell me why.
