Honestly, I'm struggling for real info on Govindpuri. I'm in Dubai, can't visit. Are property prices justified there? Any legal issues like water supply problems? Need genuine insights before I invest.

Totally agree with U4. I've been tracking Delhi NCR for a while. Agar budget tight hai toh better to look at peripheral areas with upcoming metro connectivity. Govindpuri is congested, and the quality of construction for the price is not worth it. Anand Niketan mein bhi options mil sakte hain agar thoda adjust karein.
Mere saath toh pura scam ho gaya tha Govindpuri mein. Ek builder ne 2 saal pehle possession ka promise kiya tha, abhi tak sirf structure khada hai. Har baar naya bahana. Mera sara budget usi mein phas gaya hai. Ab toh lagta hai Anand Vihar mein koi chota flat hi le leta, at least wahan ki market better hai.
U11, I think U3 is talking about 'Sai Residency' near Pul Prahladpur. I heard similar stories. Us area mein aise bahut cases hain. Better to look at established projects even if they are a bit further like around Anand Niketan or even some older societies in Aram Bagh.

Many properties in Govindpuri are on DDA land with conversion issues, or built on agricultural land that hasn't been properly regularized. Meri ek relative ne 3 saal pehle ek flat liya tha, abhi tak registry pending hai because of land title issues. Be very careful.

Main bhi recently dekh raha tha Govindpuri mein. Ek 2BHK ke liye 60-70 lakh maang rahe hain, wo bhi bina proper amenities ke. Mere friend ne 2 saal pehle Alaknanda mein liya tha, usko bhi itna hi pada tha. Quality ka difference bahut hai yaar.
Sahi keh rahe ho bhai! Prices toh aasmaan chhoo rahe hain. First-time buyer ke liye toh aur mushkil hai. Lagta hai developers ne artificial demand create kar rakhi hai.
