Goyal Colony always floods during monsoon. Drainage is awful, right? I'm based in Dubai and can't check myself. Is it *always* this bad? Should I reconsider investing here?

Sector 150 is good, but connectivity is still an issue. Wait for the metro to reach there. Then prices will jump again.
Honestly, if waterlogging is a dealbreaker, look elsewhere. There are plenty of other properties in Noida. Don't get stuck with a problem property.

BMC? Bhai, they're all talk. Don't expect anything to happen soon. At least, that's been my experience in Noida Extension.
Haan yaar, Noida Extension ka toh aur bura haal hai. Dust, traffic, no proper infrastructure. Goyal Colony is slightly better, at least it's closer to the main city.

Agreed. Vacancy rates go up during monsoon. Factor that into your calculations.
Pre-covid it was around 3-3.5%. Now with the waterlogging, it might be lower. Tenant turnover is higher in affected areas.

Goyal Colony? Bhai, monsoon mein toh doob hi jaata hai. Heard the same from my cousin who lives near Sector 51. Investment reconsider karna toh banta hai.
