Did some deep dive research on Goyal Floors 1 this week, trying to understand its investor potential. I'm based in Dubai, so can't do a site inspection myself, relying heavily on what I hear here. It's a completed project, which is good, but I'm unsure about the real capital appreciation since launch. Has anyone seen significant price movement there? I'm looking at a 2BHK around the ₹70L mark. What's the actual rental yield people are getting? Is it enough to cover EMI and property management if I get one? Honestly, I'm worried about the resale market liquidity too. Will it be easy to exit in 5-7 years, or is it a ghost society with low demand? Any ground truth would be super helpful.
