Goyal Luxury Floors ka pre-launch price kya tha? ₹2.65 Cr. for 3BHK, worth it for investment? I'm upgrading, so long-term capital appreciation kaisa expect kar sakte hain?

Yaar, maine check kiya tha Rahul Mangla ka. This 'Goyal Luxury Floors' has only 4 units! Aur sabse badi baat, RERA number bhi 'Not Applicable' dikha raha hai for an upcoming project. How can they even ask 2.65 Cr without RERA registration? Bahut risky lag raha hai for capital appreciation, especially for first-time buyers like us. Please be careful, it's a huge investment to make without proper regulatory oversight.
U7, good question. Sometimes, very small projects (below a certain area or number of units, like 4 in this case) don't *need* RERA registration. But that also means less oversight and protection for buyers. My friend invested in one such project in Sector 35, and the builder delayed possession by 2 years, no penalty, no recourse. Be very careful with '
Exactly! RERA number is a must for me. What if the project gets stuck or builder bhag gaya? Mera saara savings doob jaayega. Is it even legal to sell without RERA if it's 'upcoming' and they're asking for such a high price?
Only 4 units? That's super exclusive or super risky! RERA ke bina toh bilkul mat lo, mera toh seedha no hai ispe. Savings daalne se pehle double check karo.
I saw the renders for Goyal Luxury Floors, they look super premium, like something out of a magazine. But 2.65 Cr is a massive amount to invest, especially if you're upgrading and hoping for appreciation. Kya luxury de rahe hain ki itna price justify ho? And for Faridabad, is this the new normal? I'm really confused if it's worth taking such a big loan for this price point.
Bhai, 2.65 Cr for 3BHK? Bahut zyada nahi hai kya? Especially for an upcoming project with no real track record yet. Mera budget itna stretch ho jayega, I'm just worried.
