Did a site visit to Goyal Luxury Floors By Rahul Mangla last weekend and honestly, amenities dekhke thoda upset hoon. Brochure mein jo dikhaya tha, actual mein waisa kuch nahi lag raha, especially for the ₹2.65 Cr price tag. Swimming pool kafi small laga aur gym equipment bhi minimal. Iske liye itni high maintenance charges kaise justify karenge, samajh nahi aa raha. Mera budget ₹2.65 Cr hai, aur pehli property hai, toh I'm really looking for value. Jo log yahan already reh rahe hain ya jinhone possession le liya hai, unka experience kaisa hai with amenity quality vs. maintenance cost? Kya aap logon ko bhi laga ki amenities bas paper pe hi achhi hain, ya actual mein useful hain? Koi bata sakta hai real monthly maintenance kitna aata hai and what actually works well?

I think for properties with only 4 units, the 'luxury' part often refers to exclusivity and larger floor plans, not necessarily a sprawling amenity deck. But then, the maintenance for those minimal amenities is indeed a valid concern.
The bigger concern for me is the maintenance cost. If the amenities are already underwhelming, what are we paying those high charges for? Mera ek friend Sector 35 mein rehta hai, uske high-rise mein bhi maintenance ₹10,000+ aata hai, but at least unke amenities fully functional aur well-maintained hain. Is project ka real monthly maintenance kitna expect karein?

To answer your question, U3, it says 'Not Applicable' for RERA number on most sites. And possession date is April 1, 2026. Seems a bit risky given it's upcoming and has no RERA.
