Currently paying ₹45k EMI for my 2BHK in Sector 82, looking to upgrade to a 3BHK or villa. Goyal Luxury Floors by Rahul Mangla caught my eye, but ₹2.65 Cr feels like a lot for an upcoming project. I'm an investor, so ROI aur exit strategy pe focus hai. Builder ka track record kaisa hai for timely delivery? Faridabad mein luxury segment mein resale market kitna liquid hai? Will there be enough genuine buyers in 5-7 years, ya mostly investors hi honge? Is it worth the premium?

Dekho, investor ho toh high risk, high reward ka funda hota hai. But yahan high risk elements bahut hain – RERA nahi, small builder, 4 units, high price, upcoming project. Faridabad ka luxury market abhi proof of concept stage pe hai. Agar builder ki financial stability bahut strong hai aur aapko uski quality pe pura bharosa hai, tabhi aage badho. Warna, 2.7 Cr ek bahut badi investment hai, isko aise hi risk nahi lena chahiye. Due diligence on builder's past projects and financial health is crucial.
