Construction quality in Neharpar is my biggest concern with new projects. I'm finally fed up of renting, landlord raised rent again, so I'm looking at Goyal Luxury Floors By Rahul Mangla, maybe a 2BHK in Sector 88. I'm worried about the actual finish after possession, like plaster cracks or seepage. Also, are there many hidden charges like PLC or maintenance deposits that pop up later? What's the real experience been for current residents there? Is it a good move for a first-time buyer?

Dekho, main bhi first-time buyer hoon aur Neharpar mein hi dekh raha tha pichle 6 mahine se. Ek project mein toh 6000/sqft quote kiya, fir pata chala ki super area mein balconies bhi count kar rahe hain. Goyal Luxury Floors ka suna hai ki location theek hai but builder ka koi history nahi hai. Kya price quote kar rahe hain aapko 2BHK ke liye? Aur completion date kya bata rahe hain?

U4, aapki baat bilkul theek hai, super area ka fraud toh common hai. Mera ek cousin Sector 35 mein ek project mein phasa hai, same issue. Builder ne final area kam kar diya aur extra charges laga diye. Goyal Luxury Floors mein bhi yeh sab hone ke full chances hain, especially agar builder naya hai. Documentation mein sab clear karwana bahut zaroori hai.
U4, mujhko toh 2BHK ka 55-60 Lakhs tak quote kiya tha, all-inclusive. Completion date next year end bata rahe hain. But with no prior projects, I doubt it. Yeh super area ka game toh har jagah hai, bhai.
Totally agree, U1! Neharpar mein construction quality ka bahut issue rehta hai. Mera ek friend Sector 81 mein phasa hua hai, possession ke baad itne problems. Hidden charges toh builders ka favourite game hai, especially first-time buyers ko target karte hain. Be very careful.
Bhai, Goyal Estate Agency ka toh track record zero hai. Total projects = 0. How can they be selling 'Luxury Floors'? Bahut risky lag raha hai.
U2, zero projects toh sunke hi darr lag gaya. But are they a subsidiary of some bigger group, ya totally naye hain? Sometimes small builders start under a new name. Any info on that?
