Haan, U8, RERA registration toh sabse pehle dekhna chahiye. Agar Goyal Estate Agency ka koi previous project nahi hai, toh unke RERA status ko double-check karna padega. Often, naye builders ke paas approvals mein bhi issues hote hain. Bina RERA ke toh booking ka sochna bhi mat. Land title bhi clear hona chahiye, warna baad mein bahut problem hoti hai.

Risky toh hai hi. Faridabad mein waise bhi market thodi slow hai, khaas kar Sector 35 ke around, naye projects ke liye buyers bohot cautious hain. Aise mein, zero experience wala builder, upar se 'luxury' tag, it just doesn't add up for me. Buyers ko bahut careful rehna padega.
