Has anyone living in Goyal Luxury Floors actually tested their full flat power backup? I'm in real estate myself, so I know builders often promise full backup, but in reality, it's just common areas and one light point. Mera main concern water supply ka bhi hai, especially summers mein. Society ka own system reliable hai ya tanker pe depend karna padta hai? Aur lifts ka kya scene hai? Smooth hain ya frequently break down? Maintenance response time kaisa hai? Brochure mein sab kuch best dikhta hai, but actual ground reality kya hai? Thinking of booking wahan, but these small things make a huge difference. Off the record advice chahiye.

Lifts ka issue toh har doosre building mein hai. Mere current apartment mein (jo 5 saal purana hai), lift breakdown har hafte ka scene hai. Emergency button bhi kaam nahi karta kai baar. Aur maintenance team ka response time is
U4, as per the project details, iska RERA number 'Not Applicable' show ho raha hai. This is a big red flag, especially for an upcoming project with possession in 2026. Bina RERA ke booking karna bahut risky ho sakta hai. Aapke paas koi legal recourse nahi hoga agar builder delay kare ya amenities deliver na kare.
Location wise Sector 35 is decent, connectivity achhi hai. But for ₹2.7 Cr, you are getting into a very competitive segment. Faridabad mein abhi bahut high-end projects aa rahe hain. My advice would be to compare it with other RERA registered projects in the vicinity. Upcoming projects mein amenities ka verification toh mushkil hota hai, especially with just 4 units.
Ye Goyal Luxury Floors ka RERA number hai ya nahi? Brochure mein toh dikhta nahi hai. Upcoming hai toh RERA hona chahiye na?
Your concern about full flat power backup is so real! My current society (not Goyal, but another 'luxury' one) promised 100% backup, but it's only enough for lights in common areas and maybe one fan. ACs toh bhool jao. Water supply is also a mess during summers. Society ka own system agar strong nahi hai, toh tanker mafia se deal karna padta hai, which is super expensive and unreliable. Make sure you get everything in writing and check their previous projects' residents.
U3, you hit the nail on the head. Especially in Sector 35 area, water supply issues are common in many older societies. Naye projects bhi often struggle. Tanker dependency is a real headache and adds a lot to monthly expenses.
Same here! Power backup ka naam pe bas chuna lagate hain. Phir alag se inverter lagane ka kharcha aata hai. Inverter ka kharcha kitna aata hai for a 3BHK flat?
Luxury floors with only 4 units? Sounds more like independent builder floors than a proper society. 'Goyal Luxury Floors By Rahul Mangla' – I've heard this builder's name before, not always for good reasons. My friend booked a flat with them a few years back, and the possession got delayed by almost two years. Plus, the promised amenities were barely half-delivered. Power backup was a joke, just one fan point. ₹2.7 Cr for this kind of uncertainty is a huge gamble for a first-time buyer like me.
Haan U9, Rahul Mangla ka ek project tha Sector 35 mein hi, 'Mangla Residency' karke. Mera cousin wahan pehle owner tha. Water logging issue tha har monsoon mein, aur lifts toh har mahine kharab hoti thi. Maintenance team phone hi nahi uthati thi. They ended up selling it at a loss. So, definitely check their past work thoroughly, especially for the amenities you're asking about.
U2, builder ka koi past record hai kya in terms of actual delivery aur quality? Any specific projects you know of?
4 units mein luxury kya hoga? Society ka feel hi nahi aayega. Aur phir maintenance bhi kitna high hoga agar itne kam log share karenge? This sounds like a red flag to me.
Bhai, ye Goyal Luxury Floors ka brochure toh bahut impressive lag raha hai. Price point thoda high hai, ₹2.7 Cr for an upcoming project, but if amenities are truly luxury, then maybe it's worth it. But your questions about power backup and water supply are spot on. I'm also a first-time buyer aur ye sab choti choti cheezein hi baad mein headache ban jaati hain. Especially in Faridabad, summers are brutal, water is a real concern.
Agreed, U1. Brochures are always glossy. The possession date of 2026-04-01 for an upcoming project is also quite far. Kya guarantee ki tab tak sab plan ke according hoga? Builders bahut delay karte hain.
Exactly! ₹2.7 Cr is a big amount for an upcoming project, especially with only 4 units. Thoda risky lag raha hai. Aapne aur koi options dekhe kya is price range mein, ya is area mein?
