Honestly, after kids moved out, I'm finding this whole flat-hunting process a bit overwhelming. We're selling our big house, need something manageable now. Looking at Goyal Orchid Nirvana 2, price range ₹80.93L seems okay. Lekin, is it actually good for daily living, ya bas brochure mein achha lagta hai? Hospital proximity bahut important hai, koi idea hai nearby achhe hospitals hain kya? And general neighbourhood feel kaisa hai? Maintenance charges ka kya scene hai wahaan? Don't want any surprises after moving in. Koi experience share kar sakta hai? Any red flags?

I've heard stories about delays with their other projects in Akshayanagar. 490 units hain yahan, itni badi project mein delays common ho sakte hain, especially with the current market conditions where material costs are fluctuating. ₹81L starting price for 2026 possession feels a bit high for an ongoing project. Kya guarantee hai ki time pe milega?

Totally agree, U4! My cousin booked with another big builder near Agrahara Layout, and the possession got delayed by almost 2 years. They had to pay rent for so long. Isliye, builder ka track record check karna bahut zaroori hai. Has anyone personally dealt with Goyal before?

Same here, U1! Hidden costs aur maintenance sabse bada headache hai. Builders often quote low initially aur baad mein charges badha dete hain. Is project ka maintenance per sqft kya hai, kisi ko pata hai? I'm looking at places near Aavalahalli and even there, maintenance is becoming a huge concern.
