Did some deep research on Goyal Orchid Nirvana 3 0 this past week, and honestly, the pricing at ₹40.39 L–₹1.24 Cr seems okay for an ongoing project. I'm based in Dubai, so can't do site visits easily, relies on community feedback a lot. My main concern is the capital appreciation. Has anyone seen its price move much since launch, ya fir abhi bhi entry point sahi hai? Builder ka track record kaisa hai for timely delivery? Sunne mein aata hai ki bohot delays hote hain. Also, long-term ROI ke liye, what about the resale market in 5-7 years? Will there be enough demand, or will it become a ghost society if mostly investors buy? Legal clarity and power of attorney se manage karna will be tough, so need solid ground info.

Bhai, pricing 40L se 1.2 Cr tak, itna huge range? As a first-time buyer, I find this confusing. Is it even worth considering if my budget is closer to 50-60L for a decent 2BHK, ya fir sirf 1BHK hi milega? Scared of getting trapped in a project that doesn't appreciate much later.
