GR Gardenia: Are amenities just for show?
My existing property sale is closing soon, need a new place. GR Gardenia's amenities look great, but are they useful for empty nesters? I worry about the real community vibe, not just a fancy gym. Change my mind.

For 41-58 lakhs, 100 units is a decent size. Not too big, not too small. But the 'empty nester' point is key. My parents, also empty nesters, bought a flat recently. They prioritized a good senior citizens' park and a quiet library over a multi-purpose hall. GR Gardenia might have those too, but you need to check if they're actually used or just for show. Don't just go by the brochure photos, visit on a weekday AND a weekend.
I visited GR Gardenia last month. The gym is well-equipped, no doubt, but I saw very few people using it. The swimming pool looked nice but it was mostly kids. For empty nesters, I'd say focus on the apartment layout, natural light, and quietness. Is it completed or still under construction? Oh wait, it says COMPLETED. That's a plus point for sure.
Yes, it's completed. That's why I'm even considering it. But U5's point about actual usage is valid. What's the point of paying for a grand clubhouse if it's always empty or full of kids when you want peace? Does anyone know about the average age group of residents there?
True, completed project means no possession delays, which is a huge relief. I've heard horror stories from friends who booked in Aavalahalli where projects are stuck forever. But even with completed projects, check for hidden costs and actual build quality. Amenities are secondary if the basic structure isn't good.

Totally agree with U1. I'm also looking and Gardenia ke ads bahut dikhte hain. That RERA number PRM/KA/RERA/1251/310/PR/181226/002255 sounds legit, but sometimes even RERA registered projects have issues. My friend bought in Akshayanagar and faced so many delays, even with RERA. Just be careful.
Yaar, amenities ka toh yahi scene hai. Builder dikhate hain bahut kuch, but actual use kitna hota hai? Especially for empty nesters, maybe a good walking track or a quiet garden is more important than a huge sports complex. Budget bhi dekhna padega, 41-58L is a good range, but maintenance charges for all these amenities can be high.
