Been looking at 3BHKs, GR Regent Park amenities brochure mein bahut achhe the. But post-possession, they're not functional. Maintenance charges bhi sky-high hain. Misleading info se frustration ho rahi hai. Koi aur face kiya hai ye?

Sach mein, builders ko thoda transparent hona chahiye. Agar amenities functional nahi hain, toh brochure mein clearly mention karo ya phir price accordingly adjust karo. I think it's crucial to visit a project multiple times, talk to existing residents, and check the actual condition of amenities before finalising anything. Don't just rely on sales pitches and glossy brochures.
Current market mein Bengaluru mein property prices already so high hain. GR Regent Park ka price range ₹1.1 Cr – ₹2.0 Cr hai for a 3BHK, which is a significant amount for first-time buyers like us. Jab hum itna invest kar rahe hain, toh basic amenities toh functional honi hi chahiye. It's not just about the property, but the lifestyle promised. If that's missing, it feels like a big cheat. It makes me question if buying in such completed projects without RERA is even safe.
Ye GR Regent Park ka RERA registration number kya hai? Aur possession date kya thi officially? Agar RERA approved hai, toh complaints register kar sakte hain na?
Not Applicable? 2017 mein toh RERA aa gaya tha na? Ya fir project usse pehle start hua hoga. Yeh 'Not Applicable' wala point bahut tricky hota hai, isse buyers ko proper recourse nahi milta. Bahut builders iska fayda uthate hain, especially for projects that were nearing completion when RERA came into effect, avoiding many compliances. Isme toh fir sirf consumer court ka hi option bachta hai, jo bahut lamba process hai.
Possession date 2017-06-01 thi. Agar RERA applicable nahi hai, toh fir toh complaint karna aur bhi mushkil hoga. First-time buyers ke liye yeh ek red flag hai.

GR Regent Park ka toh track record thoda shaky hi raha hai. Mere ek dost ne bhi Akshayanagar mein ek project liya tha isi builder ka, wahan bhi possession mein delay aur amenities ka issue hua tha. Builders brochures mein sab kuch golden dikhate hain, lekin ground reality kuch aur hi hoti hai. Humein toh har ek clause dhyan se padhna chahiye, especially penalty clauses for builder delays and non-delivery of promised features. It's a huge investment, can't take chances.

Sahi kaha, bhai. Mera bhi yahi darr hai. Amenities ke naam pe extra charge karte hain aur baad mein bolte hain operational nahi hai. Kya fayda phir itne high maintenance ka?
