GR Regent Park buyers: How are the amenities holding up?
₹1.5 Cr for a 3BHK in Bengaluru, is this the new normal? Currently in a 2BHK in Whitefield, thinking of upgrading to a 3BHK or villa, but the price jump feels huge. GR Regent Park dekh raha tha, achha laga. But I'm worried about the clubhouse aur sports facilities – are they actually usable daily, ya bas showpiece? Kya kisi ko pata hai wahan parking allocation ka kya scene hai? Lottery system ya reserved, fair enough? Already have a home loan, so har extra cost matters.

The 1.5 Cr price point for a 3BHK is definitely high, but it's the current market reality in Bengaluru, especially for ready-to-move-in properties. GR Regent Park is completed since 2017, so you avoid all the RERA delays and construction headaches. For parking, always get it in writing about the specific slot. Amenities wise, most projects have them, but the actual usage depends on the society's management committee. Talk to residents to get the real picture.
I was considering buying in GR Regent Park too, but decided against it because the resale value for older projects can be tricky. Plus, the amenities, while present, felt a bit dated compared to what newer projects offer. For 1.5 Cr, you might find a better deal in a slightly upcoming area, maybe towards Adigara Kallahalli, with more modern facilities. Just my two cents.
Resale value is a huge point. Older projects might need more renovation down the line. But then again, new projects have their own set of problems, like indefinite delays. It's a tough choice. Did you manage to find something better in that budget range?
GR Regent Park has a good reputation for construction quality from what I've heard. My brother's colleague lives there. He mentioned that the amenities are fully functional, but not always heavily utilized, so you'd have them mostly to yourself if you're an early bird. Parking is reserved for each unit, no lottery nonsense. Just make sure to check the exact covered vs open allocation.
I visited GR Regent Park last year. The society seemed well-maintained for an older project. Clubhouse was decent, not super modern but functional. The gym looked okay, not state-of-the-art. Parking was mostly reserved, I think. But 1.5 Cr for a 3BHK (which is probably around 1500-1600 sq ft) feels a bit steep, even for Bengaluru.
Yaar, location matters a lot. If it's well-connected, then 1.5 Cr for a 3BHK is almost standard in good parts of Bengaluru. It's not just the carpet area, but also the overall infrastructure. Did you check out any other projects in that price bracket, maybe newer ones? Sometimes new projects have better facilities but delayed possession.
1.5 Cr for a 3BHK is common now, especially if it's in a good location. The price range for this project is actually 1.1 Cr to 2.0 Cr, so 1.5 Cr is mid-range. For a completed project with possession in 2017, you're paying for immediate move-in and an established community. But amenities ka use kitna hoga, that's the real question.

Same pinch! I'm also looking to upgrade from a 2BHK in Whitefield. The prices are insane. I checked out GR Regent Park too, it's a nice project with 204 units, not too crowded. But the amenities question is valid. Parking usually comes with a specific slot for a 3BHK, but confirm if it's open or covered. What's your budget range, if you don't mind me asking?
Bhai, 1.5 Cr for a 3BHK is definitely the new normal in established areas. Regent Park is completed, possession was 2017-06-01. So amenities are all there, no RERA for this one. But usability is a big question. I saw a unit there, clubhouse looked okay, but maintenance costs can be high for these kind of facilities.
