My loan is pre-approved and I'm really eyeing a few spots around Grand Hyatt Gurgaon. I work in real estate myself, but when it's for your own place, it's totally different. I know what builders don't tell you, especially about super area vs carpet area games, ya phir last-minute PLC changes. But specifically for the Grand Hyatt corridor, around Sector 58/59, what are the actual hidden risks? Infra development ka kya scene hai long-term? Will the value hold ya just hype hai? Maintenance issues ka kya experience raha hai logon ka? I'm honestly not sure if it's overvalued right now. Is there something major I'm missing that brokers won't mention? What red flags should I look out for before committing?

Bhai, Grand Hyatt area sounds fancy but ground reality is different. My friend bought in Sector 58, possession delay ho gaya hai by almost a year, aur abhi tak full amenities nahi mili. Plus, water supply ka issue bhi sunne mein aaya hai. Be very careful with the builder's promises.
U7, unfortunately, I can't name the builder directly here for privacy reasons, but you can find many complaints online if you search for 'Sector 58 water issues' or 'builder delays Gurgaon'. Just do your homework, look at RERA complaints.

Sahi keh rahe ho. My cousin also booked in a project nearby, and the water pressure is a constant headache. Builder ne solar water heater ka promise kiya tha, woh bhi abhi tak installed nahi hai. It's frustrating to pay so much and then face basic utility problems.
