Great Value Anandam vs Shri Nilyam: Which is better?
Hi everyone, I'm looking to upgrade to a 3BHK in Noida. Been checking out Great Value Anandam (ready to move) and Shri Nilyam Dream Homez (COMPLETED, and cheaper). Anandam seems better for families, sahi? My wife wants a good society for the kids. But Shri Nilyam's price is tempting! Kya aap logon ko pata hai about the actual carpet area in Shri Nilyam? I heard it's less than advertised. Also, which one is safer for kids, Anandam or Dream Homez? I need a place near good schools. Investment-wise, which has better ROI? Anyone has experience with resale in either? Mujhe advice chahiye, yaar!

Bhai, Anandam is definitely a good choice if budget allows. It's properly COMPLETED as per RERA (UPRERAPRJ874478) and possession was given on 2023-03-01. With only 120 units, it feels more exclusive too. No hidden surprises there. Shri Nilyam ka carpet area issue is a known thing, many buyers in my circle faced this. Always ask for the RERA carpet area certificate before anything. For safety and schools, Anandam is in a more developed belt near Alpha II, so connectivity and existing infrastructure are better for kids. ROI wise, Anandam might have slower but steady appreciation due to its premium segment.
U2, you're spot on about the carpet area. My brother almost booked in Shri Nilyam, but then he got the actual RERA carpet area and it was significantly less than what the sales guy quoted. He eventually bought in Alpha I Greater Noida, which was a bit further but offered much better value for money and transparency. Anandam ka location Alpha II ke paas accha hai, but the price is a bit steep for a first-time buyer like
U2, I agree Anandam is solid, but 'slower appreciation' might be an understatement. The market for premium 3BHKs above 2 Cr in Noida is a bit slow right now. Shri Nilyam, being cheaper, might actually attract more buyers for resale in the future, if the maintenance improves.

Sahi baat hai yaar, same situation! Anandam ka location aur amenities family ke liye acchi lagti hain. But Shri Nilyam ka price difference is huge, that's what's making me confused too. Carpet area ka issue toh maine bhi suna hai Shri Nilyam mein, confirm hai kya?
Exactly U1, carpet area ka toh scam hi hai wahan. Aur kids ke liye security bhi utni tight nahi lagi mujhe jab main site visit pe gaya tha. Anandam is definitely better on that front.
Haan U1, Shri Nilyam mein carpet area ka issue hai. Mere ek colleague ne liya tha, 50-70 sq ft ka difference aaya tha.
