Greater Noida 3BHK: hidden charges ka kya scene hai?

My current 2BHK EMI is almost done, and we're finally looking to upgrade to a 3BHK in Greater Noida, maybe near Noida Extension or Pari Chowk. Budget is around ₹1.2Cr. Pata hai pehle jab 2BHK liya tha, builder ne last minute pe itne PLC, EDC aur maintenance deposits laga diye the. It was a nightmare, had to arrange extra funds just before possession. Now I'm looking at projects by Godrej, ATS, and Gaurs. Honestly, I'm worried about the same hidden charges again. Kya inka track record clean hai with no surprise charges at registry? Or do they also spring extra bills last minute? Customer support bhi kaisa hai if such issues arise? I'm already stretching for a 3BHK, can't afford more surprises.
