Greater Noida 3BHKs: What's the real value beyond fancy amenities?

Visited a few projects on the RERA Approved Projects stretch last weekend. Currently in a 2BHK, thinking of upgrading to a 3BHK. My budget is ₹80L-1.5Cr. Is the price jump really worth it for the premium projects here? Already have a home loan, so EMI will be a big factor. What 3BHK options in this corridor give the best value for money, considering long-term appreciation and livability? Any real advice on current market reality for families?
